What a great day to live in the beautiful Texas Hill Country. We've been blessed with much needed rain over the past 12 hours. I can hardly wait to see the countryside as it greens up even more.
The housng market in Fredericksburg seems to be picking up. In our office, we've seen an increase in showings on our listings. With an increase in the number of available properties (sellers) we all are working our listings more, and seeing a decrease in the number of buyers.

Wow----now that I've thrown a bunch of numbers at you, what does it all mean?
If you are a buyer, you have a large selection of properties to choose from. I wouldn't label us a "Buyer's Market" just yet, but the opportunity to buy a decent property at a decent price is there.
If you are a seller, buyers are still there, but they have the opportunity to be more selective with their property purchase. To be at the top of any buyer's list, sellers have to maintain their property in "show ready" condition, be reasonable on their asking price AND be willing to negotiate.
